Architectural 3D Photomontages
A
3D photomontage involves superimposing a
rendered 3D image of a digital
3D model within a high resolution photograph. The objective of a
photomontage is to produce an accurate and true representation of how a commercial or residential development will appear within its surrounding environment when it is constructed.
3D Photomontages allow the local planning authority, architect and developer to decide if the
property development is suitable and viable for the area. It enables them to compare the
‘before’ and
‘after’ scenario from each viewpoint. 3rd Dimension use
GPS site survey information, camera matching and
3D lighting techniques to produce accurate
3D photomontages.
Camera matching involves mirroring the settings of the real life camera with that of the software version. This would include X, Y and Z coordinates and
focal lengths. This allows our
photomontages to be used for planning applications as they can be verified and considered accurate.
Photomontages can be produced using eye level photography and aerial photography. All
3D Photomontages produced by
3rd Dimension can be substantiated and verified in a written report or by key personnel in an oral hearing.

Architectural 3D Photomontages for Planning
The majority of
photomontages produced by
3rd Dimension are produced for an
Environmental Impact Statement (EIS) in a planning application. A series of
3D photomontages are known as a
Visual Assessment Study and they are included in
an
EIS report. It is considered very normal to submit
3D photomontages and an
EIS report as part of the initial planning application and before they are asked for in either a
- FI report - Further information report
- AI report – Additional information report.
Planning applications that include 3D photomontages and an EIS report usually have done so under the advice of a planning consultant. An EIS report avoids future delays and subsequent extra costs to the developer.
The Visual Assessment Study consists of a series of photomontages from different viewpoints. These viewpoints vary from close range to far range locations. All of the viewpoint locations and subsequent 3D photomontages are taken at eye level. An EIS report allows the planning authorities to see how the property development will look and impact on the surrounding environment from different vantage points and on approaches to the site.

Architectural 3D Photomontages for Marketing
Photomontages are used for marketing purposes by
estate agents to illustrate to property buyers how a
property development looks within its surrounding environment. Many
3D photomontages used for marketing by
estate agents are
aerial photomontages.
Aerial photomontages allow property buyers to see the exact location and full layout of the
property development and how it is accessed from local road and rail networks.
Aerial photomontages also show the surrounding amenities and services for the proposed
property development. Eye level photomontages for marketing are close range shots showing a proposed development in relation to its immediate neighgbouring buildings. This gives the development context and allows viewers to recognize the location and orientation of the proposed development.
